Britt, Peters and Associates provided structural design services for Phase 1 construction of River Place, a high-profile, mixed-use development that supports the City of Greenville’s master plan to further enhance the South Main Street area of downtown as a destination place. Sited on 10 acres along the scenic Reedy River, River Place is located across the street from the new $13-million Falls Park and award-winning Liberty Bridge. The single largest development in downtown Greenville’s history, River Place is expected to unfold over a seven-year period in three phases.

Britt Peters’ scope of work for River Place-Phase 1 encompassed a two-level parking deck which supports a six-story office/retail building, two residential buildings and a six-story luxury Hampton Inn Hotel & Suites. The structural design for the parking facility and the 87,000-square-foot office/retail component incorporates post-tensioning slab and beam. The architecturally striking office facility features cantilevered glass corners. The adjacent RiverHouse Condominium complex consists of two woodframed structures providing a total of 50 luxury and mid-priced residences. One building comprises four stories, and the other has six stories with retail shops housed on the ground floor. River Place Phase 1 development also includes a pedestrian plaza featuring a world-class water fountain. A public walkway along the river connects River Place to Falls Park.

Challenge

Designing a structural system for a high-profile, mixed-use complex in a downtown area which called for working within a limited amount of space – for multiple owners – on an extremely tight schedule.
